  • Review all building drawings, operating and instruction manuals and all commissioning logs wherever possible to determine the scope of equipment, it's intended operating procedure and who commissioned same.

  • Perform a complete detailed audit of all mechanical / electrical equipment noting all pertinent information required to set up a maintenance program

  • Check all water and air balancing reports and, where deemed necessary, perform a new balance check to verify that data.  At the very least, we spot check to verify balancing has not changed.

  • Note all operating sequences and verify that the equipment is still operating within that same sequence - Note any changes of differences from the original data on hand.

  • Have a qualified service representative (preferably independent third party) do a complete deficiency list of all the equipment in the audit above.

  • Make a note of zoning deficiencies, code infractions, problems with air quality and occupancy concerns - to help review the present operation and revisions required to bring equipment up to latest code and comfort requirements (You now have a legal responsibility to do so).

  • Produce a computerized equipment schedule using the latest software programs to set up the following routines:

    • Maintenance scope
    • Maintenance routines
    • Work dispatch / verification
    • History maintenance log
    • Operating hours
    • Expected life of equipment
    • Long term budgeting
       
  • Audit the present energy consumption to allow past and future comparison of equipment operating efficiencies
  • Set up and review the long term performance of preventative maintenance program
